This ground breaking renovation of a 31,000 SF Class C – office space in Sunnyvale to a 100% daylit, net zero energy/net zero carbon emission, Class B+ space that leased out in record time. 435 Indio Way was the proof of concept building that demonstrated that a cost effective, net zero energy remodel could be done for-profit. The design has a measured EUI of just 13.5 kBtu/ft2·yr. compared to a code baseline of 40 kBtu/ft2·yr. IDeAs engineers led the design of electrical, daylighting, lighting and lighting control systems while at previous employment, the advanced electrical systems included electrochromic glazing, custom designed high performance skylights that optimizes daylight levels year round rather than having too much in the summer and not enough in the winter, electrochromic glass windows with automatic dimming controls and night flushing actuators, direct/indirect LED lighting, plug load controls, an energy dashboard and a 114 kW photovoltaic system. The project is Zero Energy Verified by the New Buildings Institute.
Since completion of the project, a battery energy storage system has been added to create an islandable PV/battery microgrid to serve critical loads.
